The formulas

Two ways to calculate. One is wrong.

True occupancy rate

Booked nights ÷ (Total nights − Blocked nights)

Excludes nights that were never available for booking. This reflects your actual market performance — how well you're converting available inventory into revenue.

Naive occupancy rate

Booked nights ÷ Total nights

Treats every night equally, including owner stays and maintenance blocks. This penalises you for nights you chose not to sell, making your performance look worse than it is.

Why it matters

Bad maths leads to bad decisions.

If you're looking at naive occupancy, you're working with a distorted picture of your business.

You might lower rates unnecessarily. Naive occupancy looks lower than reality, so you drop prices to chase bookings you don't need.

You can't compare properties fairly. A listing with 10 owner-blocked nights looks worse than one with zero blocks — even if their market performance is identical.

Your year-over-year trends are misleading. If you blocked more nights this year for personal use, naive occupancy drops — but your business didn't actually get worse.
